Renovating your home is one of the most rewarding investments you can make — but it comes with disruption, decisions, and unexpected surprises. Knowing what to expect helps you stay calm and in control throughout the process.
Phase 1: Planning & Design (2–6 weeks) — Before any demolition begins, your contractor should complete a thorough assessment of the space, produce detailed plans, pull the required permits, and present a final cost breakdown. This phase sets the entire project up for success — don't rush it.
Phase 2: Demolition (1–5 days) — Demo day is both exciting and jarring. Expect dust, noise, and the discovery of surprises behind walls — old plumbing, out-of-code wiring, or hidden structural issues. Budget a 10–15% contingency for unforeseen items uncovered during demo.
Phase 3: Rough Work (1–3 weeks) — This is when the plumbers, electricians, and HVAC contractors do their rough-in work before walls are closed. Inspections happen here. The space may look messy, but this is the most critical phase for long-term quality.
Phase 4: Finishing (2–4 weeks) — Drywall, flooring, tile, cabinetry, fixtures, and paint come together here. This is when the vision becomes visible. Expect back-and-forth between trades and plan for some decisions to be made on the fly.
Phase 5: Final Walkthrough & Punch List — Before you sign off, walk through the entire project with your project manager and note any items that need correction. A reputable contractor will complete these without additional charges.
