What is the difference between a DOT and a DOB violation?

A DOT violation concerns the public right-of-way outside your building line — the sidewalk, curb, driveway apron, roadway, or a sidewalk shed permit. A DOB violation concerns the building itself and the construction work on it — permits, structural and unsafe conditions, façades under Local Law 11, failed inspections, and Stop Work Orders. They are separate agencies with separate deadlines and separate penalty systems, and a single property can carry both at the same time. We handle either, or both together.

How much does violation removal cost in NYC?

It depends entirely on the corrective work required. Small DOT sidewalk repairs of one to three flag panels typically run $700 to $1,500. Larger sidewalk work runs $4,800 to $10,000 or more. On the DOB side, minor work-without-permit legalisations run about $1,500 to $4,000, Stop Work Order resolution $2,500 to $8,000 or more, and Local Law 11 façade work $3,500 to $25,000 or more. How long does it take to clear a violation?

Most DOT sidewalk violations are resolved in 2 to 20 business days depending on job size. DOB violations take longer because of plan review and inspection scheduling — simple corrections clear in 2 to 4 weeks, while cases involving retroactive permits, Stop Work Orders, or façade work typically take 4 to 12 weeks. We give you a realistic timeline in writing before any work begins.

Can an open violation block my property sale or refinance?

Yes, and this is the most common reason owners call us urgently. DOB violations appear on the public Building Information System, and unpaid penalties can become judgment liens on the title. Title companies and lenders check both, and an open item can delay or kill a closing. Once resolved, the violation is marked as such in the city's system — which is what buyers and lenders see.

Do you handle ECB and OATH penalties and hearings?

Yes. Environmental Control Board violations are now processed through OATH. We correct the underlying condition, file the required certificate of correction with the city, and appear at the hearing on your behalf with a documented compliance package — which materially improves the odds of dismissal or a reduced penalty. We also handle default judgment re-opening requests when a hearing date has already been missed.
