What We Do

We repair the detail that is actually leaking, and install traffic-bearing membrane systems on balconies and terraces that have to be walked on.

A terrace or setback balcony is the hardest waterproofing condition in a New York building: it takes standing water, foot traffic, freeze-thaw cycling, and it sits directly over occupied space, so a small failure shows up as a ceiling stain in someone else's apartment. These decks need a real traffic-bearing assembly — membrane, protection layer, drainage course, and a wearing surface — with the threshold and railing penetrations detailed properly and positive slope to a working drain. We build them that way, and we flood-test before the wearing surface goes down, because that is the only honest way to know it works.

We inspect the roof or deck, scan for trapped moisture in the assembly, and identify whether the failure is in the field, at a detail, or at a drain.

Tear-Off or Targeted Repair

Saturated assemblies come off; sound ones get targeted repair. We never install new membrane over wet insulation — it fails and voids the warranty.

Membrane & Detail Work

Field membrane, parapet and coping treatment, flashing, and drain retrofits are installed to manufacturer detail, with slope corrected to drain.

Flood Test & Warranty

We flood- or holiday-test the assembly before any wearing surface is installed, then issue the manufacturer warranty and our own labor warranty.
