What We Do
Sealant is the cheapest waterproofing on a building and the first thing to fail. A ten-year-old bead has usually lost adhesion at one edge, which is all wind-driven rain needs. We cut out the old sealant completely, install backer rod to the correct depth, and tool a new joint that can actually move without tearing.
Almost every sealant failure we are called to fix is a joint-design failure, not a product failure. Caulk smeared over an old bead has nothing to bond to. A joint filled solid with no backer rod grips three sides and tears itself apart on the first cold night. A joint sealed at the wrong width-to-depth ratio cannot accommodate the movement the building actually makes. We do it the way the sealant manufacturers specify — full removal, clean and prime the substrate, backer rod at the right depth, correct joint profile, tooled concave finish — using silicones and polyurethanes rated for the movement and the substrate. It is unglamorous work that quietly prevents a very large number of leaks.

Joint Survey
We inspect every joint on the elevation, note adhesion failures, gaps, and previous caulk-over repairs, and measure the movement the joint has to handle.
Full Removal & Prep
Old sealant is cut out completely — not caulked over — and the joint faces are cleaned and primed so the new bead bonds to sound substrate.
Backer Rod & Sealant
Closed-cell backer rod is set to the correct depth, then the joint is filled with the specified silicone or polyurethane and tooled to a concave profile.
Water Test & Documentation
We spray-test representative joints under controlled conditions and give you photo documentation of every elevation we sealed.
